Dallas metroplex · Relocation

Moving to Richardson, Texas

Fourteen miles north of downtown Dallas, with its own job base, its own downtown, and rail into the city. Here is what relocating here actually looks like for a homebuyer.

The short version

A suburb that does not require commuting into Dallas

Most people relocating to the Dallas–Fort Worth metroplex start by asking how far they will be from downtown Dallas. In Richardson, that turns out to be the less interesting question. The city holds a substantial share of the region’s technology and corporate employment in what has long been called the telecom corridor — so for a large number of residents, the commute is a few minutes across town rather than an hour into the core.

When you do want the city, it is 14 miles down US-75, or a straight ride on DART’s Red and Orange lines from Arapaho Center Station. Richardson also has its own walkable Main Street district, so a Friday night does not have to involve a highway at all.

Work and transit

What is within reach

From the Heights Park area, east of US-75 in the 75080 ZIP code.

Downtown Dallas — ~14 miles

Roughly 15 to 20 minutes by car in normal traffic, straight down US-75. Or take DART rail and skip parking entirely.

DART rail — one block off US-75

Arapaho Center Station serves the Red and Orange lines. The Silver Line also now serves UT Dallas in northwest Richardson.

The telecom corridor

Richardson’s long-established concentration of technology and corporate operations sits north and east of the neighborhood — a cross-town drive, not a metro commute.

CityLine

A mixed-use district with State Farm’s regional campus, restaurants, and its own DART station, a short drive north.

UT Dallas

The University of Texas at Dallas campus is minutes away, which shapes a lot of the surrounding area’s character and rental demand.

Two airports

DFW International to the west and Dallas Love Field to the southwest put both a global hub and a convenient domestic airport in range.

Money, honestly

Taxes work differently here

Texas has no state individual income tax. That is usually the headline for anyone relocating from a high-income-tax state, and it is real. The trade-off is equally real: Texas funds local government largely through property taxes, and rates here are higher than in many other states.

So run the whole calculation, not half of it. Property tax rates are set annually by the county, city, school district, and other local entities, and homestead exemptions can change what an owner-occupant actually pays. Confirm current rates and exemptions with the county appraisal district, and talk to your own tax professional about how the swap from income tax to property tax nets out for your situation. Nothing on this page is tax advice.

The payment calculator on the listing page will give you a monthly estimate for this specific home, including taxes and insurance, so you can compare it against what you are paying now.

A 1957 mid-century split-level in Heights Park, fully renovated: brand-new HVAC and stainless appliances, new stone counters, designer lighting, new flooring throughout, two rebuilt baths, a wood-burning fireplace, a 30-foot covered patio, a covered front balcony, and a 2-car garage — on a fenced 9,750 sq ft lot under mature shade trees, with no HOA. Vacant and move-in ready.

Worth noting for anyone coming from a market of new-build subdivisions: the lot size and the tree canopy are the parts you cannot buy new here.

Buying it from out of state

See it before you fly

The full professional walkthrough film and all 36 photos are on the listing page, along with room dimensions and floor plans — enough to decide whether a trip is worth it.

One trip, one showing

Private showings run 45 minutes and the house is vacant, so a visit can be scheduled around your flight rather than around a tenant or a seller’s family.

Ask the owner directly

There is no listing agent filtering questions. Ask about the renovation scope, the mechanicals, the survey, or the timeline and you get an answer from the person who owns it.

Closing from a distance

A title company handles escrow and closing. Remote and mail-away signing arrangements are common in Texas — ask the owner and your title officer what fits your situation.
