The neighborhood
Built in the 1950s, and it shows in the best way
Heights Park went up when Richardson was still becoming a city, and it kept the things that era did well: wide streets, deep setbacks, brick construction, and lots big enough to plant a tree and wait seventy years for shade. That wait is over. The tree canopy here arches across the streets, which is not something a new subdivision can offer at any price.
The housing stock is mostly single-story ranches and split-levels, individually owned and individually renovated over the decades — so the street reads as a neighborhood rather than a product line. There is no HOA architectural committee deciding what color your door is, and the lots are yours to garden, fence, or build a workshop on.
It is also close to things. Downtown Richardson’s Main Street core — cafes, pubs, local restaurants — sits just across US-75. Heights Park itself and the Heights Family Aquatic Center are a short walk. And the skyline of downtown Dallas is visible from the air over these rooftops.

The Central Expressway runs along the neighborhood’s western edge, which is what makes the drive south into Dallas straightforward.
DART rail, one block over
Arapaho Center Station — Red and Orange lines — is one block east of the highway. A straight rail ride into downtown Dallas without parking a car.

Roughly a 15 to 20 minute drive down US-75 in normal traffic. Close enough that the skyline shows up in aerial photos of the neighborhood.
Downtown Richardson
The walkable Main Street district sits just across US-75 — restaurants, coffee, and local businesses rather than a strip-mall corridor.
CityLine & the telecom corridor
The CityLine development, State Farm’s regional campus, and Richardson’s tech corridor are a short drive north and east, with their own DART station.
UT Dallas
The University of Texas at Dallas is minutes away in northwest Richardson, now also served by DART’s Silver Line.
